On-Time On-Budget Guarantee.

What is this guarantee?
Our On-Time, On-Budget Guarantee is an exclusive benefit Smarter Remodeling offers to our customers. This guarantee provides customers with peace of mind by ensuring the Completion Date promised at the contract signing will be honored or the Company will pay a financial penalty for missing the deadline. The On-Budget portion of the guarantee provides assurances that the Company will complete the scope of work listed in the construction agreement for the price that was agreed on it. No increase in price will be generated by the Company.* This Guarantee aims to remove two of the biggest fears most homeowners have when tackling a construction project.

Will my project cost a lot more than anticipated?

This is one of the most common complaints in the construction industry as many unethical contractors use a lower price to get a contract signed and then start sending change orders to make up the difference. Sometimes costing the homeowner much more than if they would have chosen to go with a higher priced contractor from the beginning. We have spent many years perfecting our estimating system and while our price might look higher at the beginning it’s only because we have included everything your project needs to be completed so you have an accurate picture of what your total investment will be. We are so confident in our numbers that we can offer a guarantee your project will be completed for the price we quoted. No excuses.

Will it be finished within the timeframe promised?

The second most common issue homeowners find during a construction project is that it tends to linger unfinished for a long time. Much longer than anticipated. Many contractors take advantage of loose timelines in their contracts to float their jobs as they need in order to collect multiple payments from different jobs to stay in business. This practice is what makes jobs take much longer than needed. With our On Time Guarantee we remove the uncertainty of when the job will be completed. Shortly after the pre-construction meeting we produce a construction schedule that will have a start and completion date. If we exceed the completion date, we will pay you a fee which increases the longer we take to complete the job which provides us the incentive to complete jobs in a timely manner.

The Customer’s responsibility in this process.

There are several steps throughout the process of completing any project that may require input, decisions, selections, etc. by the Customer. When those decisions are required, we will try to provide the Customer with as much time as possible for any given decision. Delays or extensions as a result of the Customer requiring additional time in providing the necessary decisions may result in affecting the completion date of the project and, in turn, adjusting the agreed-upon completion date associated with the On-Time Guarantee. Terms and Conditions

All construction agreements signed with Smarter Remodeling that contain a valid start and completion date are covered by this guarantee. Contracts without a start or completion date are not covered by the On-Time portion of this guarantee. The On-Time Guarantee will provide a compensation to the Owner of 1% of the contract price, if the Company fails to complete the project on or before the Completion Date, for every 30 days the project is delayed up to a maximum of 5%. Customer agrees the monies received as compensation are the only monies the Company will pay for any cause and Owner will not be entitled to any other compensation. Completion dates are automatically extended as per the terms of the Construction Agreement signed including, but not limited to, Sections 3.2 and 12.4 The On-Time, On-Budget Guarantee doesn’t apply when the Construction Agreement is terminated by Owner or Company The On-Time, On-Budget Guarantee will be terminated when Company is prevented from or incapable of performing its obligations according to this Agreement for any reason that is beyond its own fault which includes, but is not limited to: a) failure to make timely payments by Owner; b) Act(s) of God; c) any actions, inactions or failures to act by Owner that directly or indirectly prevent or delay Company’s work. The On-Budget portion of the Guarantee ensures the Company will complete the project described in the Scope of Work for the price agreed on the Construction Agreement. It doesn’t cover increases in price as a consequence of hidden field conditions; owner’s requests for modifications to the scope of work listed in the construction agreement; changes requested to the Scope of Work by competent authorities including but not limited to Building Officials, City inspectors, etc. or by design professionals like Architects or Engineers. The On-Time, On-Budget Guarantee doesn’t cover increases in price if, during the performance of this contract, the price of materials increases over 5%, through no fault of the contractor.
